1. What do you mean by 'Not an estate agent'?

This is probably the question that we are asked the most.

Whilst the service provided by Principled Property Partners (PPP) does not replace the role of the estate agent, the two are very different.

 

Holistic Approach:

First and foremost, a traditional estate agent is only involved in the sale of your property; no consideration is given to the other, fundamental, aspect of your transaction – the purchase.   

We believe that the lack of holistic approach creates imbalance which, in turn, can create stress for the customer.   PPP has heard many unfortunate tales from people who, having sold their property, have felt they are being pressured by their estate agent to identify their next home so as not to 'hold up the chain’.  This can lead to costly mistakes being made.

By partnering with the customer in all aspects of their property transaction, PPP provides the support and advice necessary to, amongst other things, ensure that the sale of the customer’s existing property does not result in compromises being made when it comes to identifying an appropriate next home and securing it for the right price.

Comprehensive Advice:

The advice that a traditional estate agent provides will, in many instances, be limited to providing a valuation for the property you are selling.

But, in our opinion, there are other critical areas where the customer can really benefit from the truly independent insight PPP brings.  Common questions we receive include:

  • Which estate agent should I engage?

  • Is the valuation provided by my estate agent realistic?

  • Should I accept an offer and, if so, why?

 

In addition, there are a multitude of questions related to the purchasing of a property that PPP can help the customer in answering comprehensively:

  • What should I be looking for in my next home?

  • Is the property overpriced?

  • What should my negotiating strategy be?

  • Should I make an offer and, if so, at what level?

 

Relationship Establishment:

In order to be as fully effective as it can be, the service that PPP provides requires our team to invest face to face time with the customer to fully understand their personal position as well as their expectations from a property transaction.

We know the importance of establishing trust and, for that reason, PPP will always strive to ensure that the customer works with the same PPP Representative throughout to ensure consistency.  This will be the same person who attends viewings at the customer’s existing property as well as accompanying the customer to look at potential future homes. 

Feedback tells us how important this approach is to our customers, both in terms of the value it creates, as well as the additional sense of security it brings.

Fee Structure:

PPP will only ever adopt a fixed fee approach.  This is to ensure full transparency to our customers.

Furthermore, and unlike many traditional estate agents, none of PPP’s fees are conditional on achieving a certain outcome.  This is due to the that, in our opinion, such conditional structures can lead to behaviours being adopted that, ultimately, lead to the erosion of value for the customer.

Finally, PPP will never accept a commission from a third party.  PPP will never compromise on its vision to provide customers with the very best truly independent advice.

2. What if I change my mind about engaging Principled Property Partners?

Whilst we sincerely believe you will see the value Principled Property Partners (PPP) creates, we do understand that people’s circumstances can change and, furthermore, customers have a right to change their mind.

For that reason, PPP employs the following approach:

Engagement Process: 

Not only will PPP never ask a customer to sign a PPP Customer Agreement in our presence, we will not actually accept such a document from you should you wish to provide us with one.  All PPP Customer Agreements, once signed by the customer, must be sent to PPP by post or electronic mail.  This is to ensure that a customer never feels under pressure from PPP.

Cooling-off Period:

From the point of signing the PPP Customer Agreement, the customer has 14 calendar days to notify PPP in writing if they wish to cancel the agreement without notice.  In the event that the PPP Customer Agreement is cancelled in this 14 day period, the customer will be charged for work already undertaken.

Milestone Payments:

PPP’s fees will be invoiced over a series of milestones set out in the PPP Customer Agreement.  All milestones are limited to the specified activities having been completed by PPP thereby ensuring the customer sees value creation well before the full charges for PPP’s services are incurred.

Cancellation:

Once the cooling-off period has been completed, the PPP Customer Agreement can be cancelled by providing PPP with 14 calendar days’ written notice.   The customer will be charged for the milestones that PPP would reasonably expect to complete during said 14 calendar day period had the engagement not been terminated.

3. What is the significance of ‘Principled’ in Principled Property Partners?

The word ‘Principled’ is defined as ‘being guided by moral rules’.

As a company, our moral rules come before everything else.

Principled Property Partners (PPP) has been established to provide customers with truly independent support and advice that creates value well in excess of the amount that PPP charges.

Key to providing this service are the following principles:

Business Model:

PPP’s services will only ever be provided on a ‘non-conditional’ basis.

In simple terms, and unlike many traditional estate agents, the vast majority of PPP’s fees are payable for the advice we provide and the activities we undertake rather than being predicated on the outcome of a transaction.

This is very deliberate as we see many instances of conditional business models within the property sector that, ultimately, drive behaviours which can erode value to the customer.

Commission:

PPP will never accept commission from a third party.  To do so would prejudice our independence.

 

Community Mindedness:

All PPP personnel have a track record of providing support to others on a voluntary basis and making their respective communities a better place.  See ‘About Us’.

PPP will only ever engage personnel who can evidence that they share our values. 

Feedback:

All customers are invited to give feedback through PPP’s Trustpilot account.

All reviews are visible to the general public.

Philanthropy:

1% of all fees that PPP receives, net of VAT, will be donated, in equal amounts, to the 5 charities nominated by PPP Key Personnel. See PPP Giving.

Safety:

All PPP personnel engaging with customers have a valid basic Disclosure and Barring Service (DBS) check in place.

 

Transparency:

PPP strives to provide customers with absolute transparency as to the services it will be providing, and the associated cost.  There should be no surprises.

Furthermore, PPP’s policy on customer engagement is taken extremely seriously to ensure an individual never feels pressurised.

4. What are PPP Associates?

 

Principled Property Partners (PPP) understand that, as part of the moving process, it can be helpful to have an expert opinion on a specific issue be it legal, relating to the current condition of a property or, indeed, the potential to make changes to a property in the future.

Identifying reputable companies to assist with the practical aspects of a property transaction  can, unless a customer has an existing relationship, be difficult, particularly at short notice.

PPP Associates are local companies, all of which have performed work for one or more of the PPP Senior Management Team in the past and who, in our opinion, provide a high quality service, at a fair price.

Customers are under no obligation to utilise the services of PPP Associates and Principled Property Partners receives no commission from these companies.

5. What is PPP Giving?

One of Principled Property Partners’ (PPP) core values is philanthropy.

As such, 1% of all fees received by PPP, net of VAT, are split equally between the 5 charities chosen by PPP Key Management.

6. Which geographical areas does PPP cover?

Principle Property Partners (PPP) is currently focussed on the county of Surrey although expects to expand its geographic coverage over time.

7. How is Principled Property Partners responding to COVID-19?

Principle Property Partners (PPP) has strict procedures in place to ensure that any engagement between a PPP Representative and a customer is in compliance with government guidelines.

All PPP Representatives are provided with Personal Protective Equipment and hand sanitiser which will be applied on a regular basis in a manner visible to the customer.

In addition to adhering to social distancing, PPP Representatives will, once inside a customer’s property, refrain from making contact with any hard surfaces.

8. I would prefer not to have a home visit from a PPP Representative until I have decided to progress with PPP.  Is this possible?

 

This is absolutely possible – the most important thing for Principle Property Partners (PPP) is that our customers feel comfortable and, as such, our approach can be tailored so as all initial contact takes place by telephone.

 

Once engaged, a PPP Representative will, however, be required to visit a customer’s property.

9. What if I require more or fewer viewings than that allowed for in the Property Sale Advisory Solution or the Property Purchase Advisory Solution?

 

Principled Property Partners’ (PPP) fixed fee Property Sale Advisory Solution allows for you to be supported by PPP at up to 5 viewings at your property.  This is in addition to the estate agent visits which we shall also attend.

Correspondingly, the fixed fee Property Purchase Advisory Solution allows for you to be accompanied by PPP to 6 viewings of properties you have selected.

These numbers are based on our experience of a ‘typical’ transaction.

Should you wish to engage PPP to support with additional viewings, this can be arranged for a fixed fee per visit.

Unfortunately we are not able to reduce the number of assumed viewings within our Property Sale Advisory Solution / Property Purchase Advisory Solution as this would result in modifications being made to pricing on a case by case basis which, given our focus on full transparency and consistency of approach, could lead to confusion.

10. Will I be required to sign a contract whilst a PPP Representative is in my home?

Principled Property Partners (PPP) fully respects a customer’s need to consider the service we provide and to discuss with friends and family prior to committing.  As such, PPP will never ask you to sign a contract in our presence.  Take your time; PPP doesn’t do pressurised selling and always wants its customers to feel comfortable.

11. How will I be charged by PPP for the Property Sale Advisory Solution?

Principled Property Partners (PPP) has deliberately designed its remuneration structure so as to minimise the number of fees that are linked to conditional events, principally the successful sale of your property.   

In our opinion, outcome based remuneration models can lead to a conflict of interest as advisors, who ultimately need to sell your property in order to get paid, can lose impartiality and start to provide skewed advice.

PPP’s fees for the Property Sale Advisory Solution are primarily linked to the achievement of clearly defined milestones,.

Further, we recognise that customers may wish to receive additional support from PPP beyond what is included in the Property Sale Advisory Solution and, for that reason, we offer a fixed fee appointment to visit with you in your home (up to one hour) as well as a fixed fee appointment to speak with you by telephone (up to thirty minutes).

12. What if I am unsuccessful in selling my property and/or the sale falls through?

 

Principled Property Partners (PPP) recognises that property transactions can be subject to unforeseen circumstances. 

Whilst we do not advocate a ‘no sale, no fee’ approach, PPP will never seek to capitalise financially from issues that may arise with your property transaction.

As such, if you are unsuccessful in selling your property, or the sale falls through, rather than charging an additional lump sum fee for the Property Sale Advisory Solution in full, PPP will only charge you:

  • A modest lump sum Property Reengagement Fee; and

  • For the milestones that need to be undertaken again.

13. How will I be charged by PPP for the Property Purchase Advisory Solution?

14. What if I am unsuccessful in purchasing my chosen property?

 

Principled Property Partners (PPP) recognises that property transactions can be subject to unforeseen circumstances. 

Whilst we do not advocate a ‘no purchase, no fee’ approach, PPP will never seek to capitalise financially from issues that may arise with your property transaction.

As such, if you are unsuccessful in purchasing your chosen property, rather than charging an additional lump sum fee for the Property Purchase Advisory Solution in full, PPP will only charge you:

 

  • A modest lump sum Property Reengagament Fee; and

  • For the milestones that need to be undertaken again.

15. Have PPP Representatives been check by the Disclosure and Barring Service?

Yes, all customer engaging PPP Representatives are DBS checked.

16. Are Principled Property Partners’ prices negotiable?

No.  Principled Property Partners’ (PPP) mission is to give more value than we take.

In part, this means ensuring that the fees PPP charges are fair, transparent and fixed which, we firmly believe, they are.

17. What is the vision behind Principled Property Partners?

The vision behind Principled Property Partners (PPP) is forged from the personal experiences of its senior management team.

In short, the vision is to provide independent and impartial advice and support to individuals at what is often cited as being one of the most stressful experiences anyone will undergo.  We want our customers to feel comfortable and confident throughout their transaction and, ultimately, to be delighted with the outcome.  We firmly believe that the service PPP provides creates value for our customers.

18. Do I have to use Principled Property Partners to assist in selling my current property as well as purchasing my new one?

 

No.  The Property Purchase Advisory Solution and Property Sale Advisory Solution can be sourced independently of one another.

19. I have already identified the property I wish to purchase.  Is Principled Property Partners still able to assist me?

Absolutely.  Principled Property Partners (PPP) offers a Property Purchase Advisory Solution – Light which excludes the Target Property Search aspect included within the full Property Purchase Advisory Solution.   Under this reduced fee approach your PPP Representative will still assist you with viewings as well as negotiating the purchase price of your new property.
